System C is Conservatorio S.A.’s comprehensive sustainability strategy, based on IFC performance standards. For this project, we adapted the strategy for Gran Central, which includes more than 500 homes on Avenida Central in Santa Ana. Given that Conservatorio S.A. holds B Corp certification and the development aims to meet international EDGE standards for the construction of its building, the project required a strategic framework capable of aligning the requirements of both certifications with the social, environmental, and economic realities of the surrounding area. Our role consisted of developing the project’s comprehensive sustainability strategy, identifying interventions—both within the development and in its area of influence—designed to mitigate risks associated with the project’s potential impact on the neighborhood and maximize opportunities for positive contribution. The final deliverable was a five-year strategy with a detailed budget for each of the recommended actions, organized as an actionable roadmap that links the developer’s formal commitments to its contribution to the urban fabric of Santa Ana. Sistema C demonstrates how sustainability can be integrated from the very planning stage of a real estate development—not as an add-on, but as a structural part of its operating model and relationship with the city.
